MAKATI CITY — Arthaland Corporation and Japan's Mitsui Fudosan (Asia) have broken ground on Sondris, a PHP12 billion, 37-story luxury residential tower rising along Arnaiz Avenue in Legazpi Village, Makati. The June 17, 2026 groundbreaking ceremony marked a significant milestone in the partnership between the country's foremost green developer and one of Japan's largest real estate companies, whose portfolio includes Tokyo Disneyland and Tokyo Dome Arena. With 252 low-density residences, offering only six to ten units per floor, the development signals strong confidence in Makati's high-end market, targeting high-net-worth individuals and affluent families seeking a premium address in the country's premier business district.

A Rare Address Combining Sustainability and Global Expertise

Sondris brings together Arthaland's leadership in sustainable development and Mitsui Fudosan's global expertise in urban design and long-term asset management. Designed by internationally acclaimed architectural firm AEDAS, the 37-story tower features one-bedroom (46 to 61 sqm), two-bedroom (91 to 114 sqm), three-bedroom (135 to 137 sqm), and expansive Garden Units (180 to 230 sqm), with prices ranging from PHP22 million to PHP97 million. The project is pursuing multiple prestigious certifications, LEED, WELL, EDGE, and BERDE, targeting 40 percent energy savings and 20 percent water savings through energy-efficient systems, double-glazed windows, and a Dedicated Outdoor Air System for superior indoor air quality.

Strong Market Response and Enduring Appeal

Since its January 2026 launch, Sondris has already sold 14 percent of its inventory, with three-bedroom units, priced at approximately PHP72 million to PHP80 million, attracting affluent families from southern Metro Manila, while investors have largely absorbed the entry-level one-bedroom units. The project's strong demand has already triggered a 5 percent across-the-board price increase. Set for turnover in April 2030, Sondris will offer residents unobstructed views of San Lorenzo Village and the Makati skyline, along with premium amenities including a 25-meter heated saltwater pool, fitness center, steam and sauna rooms, Sky Terrace, landscaped roof deck, and a Potager Garden. With Makati remaining "the gold standard for luxury condo buyers," Sondris exemplifies how sustainability, thoughtful design, and prime location converge in one of the city's most desirable addresses.
